Maintenance fees are due quarterly on January 1st, April 1st, July 1st, and October 1st. Payments must be received no later than the 10th of the month in which they are due. Late payments are subject to a $25 late fee and may trigger enforcement of Article VII, Paragraph E of the By-Laws.

• One pet under 15 pounds (canine or feline) is permitted per apartment. All pets must be leashed when outside, and all feces must be picked up and properly disposed of.
• No excessive noise between 11:00 PM and 8:00 AM, including radio, TV, musical instruments, loud parties, loud talking, banging doors, and garbage disposals. Laundry rooms operate 8:00 AM – 10:00 PM.
• Guests may stay only for 30 days once per year, except immediate family members (father, mother, sons, daughters, grandchildren). Owners must notify management in writing two weeks before guest arrival.
• Automobiles may only park in designated areas. Guest spaces may be used by owners with two cars. No motorcycles, pickup trucks, boats, trailers, campers, or recreational vehicles without Board approval.
• Vehicles must not be backed into parking spaces. Speed limit on driveways is 10 mph. No car repairs, oil changes, or radiator draining in the parking area.
• Balconies and patios shall not be used for hanging garments, towels, or cleaning rugs. No drying laundry outside. Clotheslines on patios and balconies are forbidden. Bicycles may not be stored on balconies or patios.
• Common areas (halls, breezeways) must be kept free of obstruction — no bicycles, chairs, tables, or plants. This complies with Fire Prevention Laws.
• No sunbathing in common areas — sunbathing is restricted to the enclosed pool area.
• Clubhouse reservations must be made by an owner two weeks in advance with a $50 deposit. No reservations on national holidays.
• The meter rooms may not be used for storage of any kind (Fire Department regulation).
• Owners may identify apartments with nameplates or doorknockers only. No "For Sale" or "For Rent" signs on apartments or automobiles.
• Fenced-in yards must not be used for storage of garbage cans, obsolete items, or construction debris. Barbecue grills are not allowed in fenced-in yards.
• When closing an apartment for an extended period, the main water valve and hot water tank must be turned off.
• Residents may not direct, supervise, or use maintenance personnel for personal jobs.

No apartment may be sold, leased, or rented without written Board approval. Leases must be for a minimum of three (3) months and no more than one (1) year. No "live-ins" for the purpose of defraying expenses. Sub-leasing is not permitted. All applications must be submitted at least 30 days before anticipated occupancy. All persons intending to occupy an apartment must appear before the Board for an interview. Renters may not invite others to use community facilities.

Hurricane shutters must conform to the building's color scheme and require Board approval. Shades or shutters inside screen enclosures also require Board approval. Awnings on the outside of any apartment are forbidden. No exterior radio, TV antennas, or wiring of any kind.

All waste must be placed in tied plastic bags and placed inside the dumpsters. Cardboard boxes must be broken down and neatly stacked. Newspapers must be stacked and tied. There are no facilities for disposing of old furniture, rugs, or large objects — the owner is responsible for their removal.
